BEATRICE – Work has begun on two new housing projects near the former Beatrice Community Hospital.
A groundbreaking will be held March 19th, at 2 p.m., for the projects of Excel Development Group of Lincoln, which are part of a public-private funding partnership.
Gage Area Growth Enterprise Executive Director Walker Zulkoski says some of the initial work has begun near 10th and Arthur Streets. The work will include construction of 16 new affordable senior housing duplexes…and 10 workforce housing single family homes. Mayor Stan Wirth spoke recently about the preliminary work already underway.

The ten workforce housing units will range in base price from about $190,000 to nearly $197,000. The ten homes overall construction price tag is estimated at $2.3 million. Each home will feature two-stall attached garages and unfinished basements. Wirth says demolition of the old hospital in that neighborhood will be taking place this year.

A second residential project in that area includes eight duplex buildings being undertaken by Porter Estates, LLC. Each are two-bedroom, one-level units with 1,379 square feet of space and an attached single-vehicle garage.
The Porter Estates units will rent for around $455 per month, designed for households that do not exceed 60% of the annual area median income. At least one member per household, must be 55, or older.
